Initial Reservation Payment
For a property rental, a payment of 30% of your total rent or $248.83 (whichever is greater) is required. All reservations must have total balance paid 30 days prior to arrival. If your arrival is within 30 days, the total amount due must be paid when making the reservation. We accept Visa, Master Card, or Personal Check. If a payment is made it will be applied to the total rent due. A refundable security deposit is required for most homes and is due 30 days in advance in the form of a check. This check will be cashed and held in an Alabama real-estate governed account. This money will be refunded two weeks after your departure date to the credit card on file.
Upon receipt of your deposit, you will receive a confirmation sheet and a check in sheet via email. Because you are responsible for the accuracy of your dates, please check both forms carefully and call us immediately if any corrections are necessary. Otherwise, it is assumed to be correct. PLEASE SIGN AND RETURN CHECK IN SHEET IMMEDIATELY. YOU MAY RISK LOOSING YOUR RESERVATION IF WE DO NOT HAVE YOUR CHECK IN PAPERWORK RETURNED TO US SO IT CAN BE ON FILE BEFORE YOUR ARRIVAL. Please bring your confirmation and ID to check-in.
Your total rent balance is due 30 days prior to arrival. The balance of your account will be billed to the credit card on file. If you would like to use another form of payment, we must know in advance. If final payment is in the form of a personal check, please make sure it is received 30 days prior to arrival so credit card will not be charged. Check-in time is 3-5 p.m. Please call for special arrangements for arrivals after 5pm or for Sunday and holiday arrival.
**Because of our high standards for cleanliness, not all units may be ready for check in at 3:00p.m. We ask for your understanding and suggest you have other plans available between 3:00 p.m. and 5:00 p.m. So please note you will not have access to the room prior to 3:00pm and it may be as late as 5:00pm. IF YOU ENTER A UNIT AND IT HAS NOT BEEN INSPECTED, THIS MEANS THAT YOU TAKE POSSESSION OF THE UNIT “AS IS” AND FORFIET ALL RIGHTS TO RESOLVE HOUSEKEEPING ISSUES AND WORK ORDERS.
PLEASE BE ADVISED THAT WE WILL DO OUR BEST TO SEE YOU ARE IN THE UNIT YOU REQUESTED; HOWEVER WE RESERVE THE RIGHT TO CHANGE UNITS. SOME OF OUR UNITS ARE FOR SALE. WE WILL DO OUR BEST TO AVOID AN INTRUSION UPON YOUR VACATION. HOWEVER, IF THE NEED ARRISES TO SHOW THE PROPERTY TO A PROSPECTIVE BUYER DURING YOUR STAY, AN APOINTMENT WILL BE SCHEDULED WITH YOU. EACH PROPERTY IS PRIVATELY OWNED AND MANAGED AND WE RESERVE THE RIGHT TO REFUSE RENTAL OR TO DISCONTINUE OCCUPANCY IF IN OUR JUDGEMENT YOUR OCCUPANCY OF THE UNIT IS DETREMENTAL TO THE PROPERTY OR COMPLEX. WE RESERVE THE RIGHT TO ENTER THE PREMISES AT ANY TIME FOR THE PURPOSE OF INSPECTION, REPAIR, MANAGEMENT OR SHOWING OF THE PROPERTY.
Every effort is made to maintain accommodations in good repair. All repairs will be handled as soon as the office is notified and in a timely manner. However, no rent refunds will be made for malfunctions.
Guest is responsible for any damages over and above normal wear. Absolutely NO HOUSE PARTIES ALLOWED. If we discover evidence of a party, you will be asked to leave and no refund given. Only the number of people the unit holds is the number of people allowed inside. You must be at least 25 years of age to rent property. The person whose name is on the reservation must be staying in the unit. If any of these rules are broken immediate eviction will be given and no refund given. If excessive cleaning is required after your stay, or there is damage to the unit you will be billed accordingly. Also, if linens are found to be missing or damaged, you will be charged $20 per item!! Missing or damaged comforters/ blankets will be billed according to replacement cost.
Two keys will be issued at check-in. If you become locked out of your unit during your stay a $35.00 re-entry fee will be charged (CASH ONLY). If a key is lost there will be a $30.00 replacement charge.
Check-Out is at 10:00 a.m. If you check out after 10:00 a.m. you will be billed for an extra day. We must have your cooperation to prepare the unit for the next guest’s arrival. IF YOU HAVE NOT VACATED YOUR UNIT AT 10:00 AM AND ANOTHER GUEST IS DUE TO ARRIVE TO THAT UNIT THE SAME DAY, WE WILL REMOVE ALL OF YOUR BELONGINGS. Please place keys in the black drop box at the bottom of the office staircase if the office is not open (DO NOT PUT THEM IN THE MAILBOX AT THE ROAD!).
Please also handle the following prior to your departure:
- Leave sheets on the bed and place all soiled towels and washcloths in front of the washer & dryer. There is a $20.00 charge per missing item.
- Please clean the coffee pot, wash and put away all dishes, pots & pans. Please do not leave dishes in dishwasher.
- The trash must be removed and placed in a proper outside container.
SUNSET PROPERTIES DOES NOT HAVE A CANCELLATION POLICY!! If you must cancel you forfeit any funds paid. Please call 251-543-1370 or email Info@SunsetProperties.com as soon as possible if you must make any changes to your reservation. The best option is to change your dates which only incurs a $25 fee!
Sorry, no refunds for early departure. If you need to change units or alter dates there is an automatic $25 charge for any change made for condo stays. For reservations made in a home, there will be a $200 charge for alterations. If you have any questions, please phone 251-543-1370.
Sunset Properties has partnered with Red Sky Travel Insurance to provide Sun Trip Preserver® coverage for our guests. Sun Trip Preserver provides cancellation and interruption services as well as emergency assistance and travel services. Protect yourself in the event of hurricane evacuations and family emergencies such as illness or death in the family. The travel insurance is optional and the cost is 7.0% of your total reservation stay.

At the time you make your reservation, optional trip insurance may be included in the total cost. You may choose to opt out of this coverage if you wish. If you choose to opt out of the coverage WE WILL NOT BE ABLE TO REFUND ANY MONIES IF YOU CANCEL. You may choose to add trip insurance to your reservation if you do so prior to your final payment, which is due 30 days prior to arrival.
Rental Unit Capacity
Total number of persons allowed in the unit at any one time is restricted to the stated limit for each property. We will make exceptions ONLY for infants. This statement is to be clear that House Parties are NOT allowed.
YOU CAN ONLY BOOK A DOG PROPERTY BY CALLING THE OFFICE 251-543-1370. UNFORTUNATELY, YOU CAN NOT BOOK THESE ONLINE. A NON-REFUNDABLE $120 + TAX PER DOG will apply to all pet reservations. Dogs are not allowed in some of our vacation properties. A pet or evidence of a pet found on the non pet friendly premises will cause forfeiture of entire rent and deposit and immediate tenant eviction PLUS AN ADDITIONAL CHARGE TO PROPERLY CLEAN THE PROPERTY. Note: A confirmation also constitutes your rental license agreement. And, by paying your deposit, you are entering into a binding legal contract that you must sign verifying that you are at least 25 years of age and that you are financially responsible for any damage made by any parties present during your tenancy dates. A reservation made under false pretense will result in eviction with loss of both your deposit and the total rent.
BY RENTING A PROPERTY YOU ARE ASSUMING ALL RISK OF AND LIABILITY FOR ANY DAMAGE DONE TO PERSON, PROPERTY, AGENTS, EMPLOYEES OR VISITORS OCCASIONED BY THE PRESENT OR FUTURE CONDITION OF THE PREMISES BOTH LATENT AND MANIFEST. NEITHER SUNSET PROPERTIES NOR THE PROPERTY OWNER WILL BE RESPONSIBLE FOR ACCIDENTS OR INJURY TO GUEST OR LOSS OF VALUABLES OF ANY KIND.
Each complex in the Dunes community has their own pool. The Dunes Condos and The Dunes Subdivision share pools. So, if you are staying in the Dunes condo or the subdivision you have two pools to use! If you are staying in an Indies Condo you may only use the Indies Pool. The Indies’ pool MAY be heated during the winter months, but the dates are determined by the Board of Directors for the Indies Association.
**Prices, furnishings and tax are subject to change. All properties are privately owned. The décor and furnishing will differ based on owner’s personal taste. Sunset Properties, LLC reserves the right to change unit assignments if the need arises.
